A Market Update by the Numbers

A Lowcountry and Oldfield real estate update… by the numbers!

1 – The Bluffton / Hilton Head market was the #1 Market in SC in 2011.

1,961 – The number of homes purchased in the Lowcountry in 2006.

1,925 – The number of homes purchased in the Lowcountry in 2011.  (the buyers are back!)

Clearly there’s a lot to celebrate!  But why the momentum?

Buyers have begun to reinter the marketplace for all of the obvious reasons (incredible values, historically low interest rates, and an attractive selection of properties), but there appear to be two additional (underlying) variables that are less quantifiable but equally important:  certainty & acceptance.

Uncertainty has an uncanny knack for putting people in a holding pattern.  It fosters a sense of security through inaction.  Having said that, much of the market’s uncertainty has lifted… and buyers can wrap their arms around the reset marketplace and feel reasonably comfortable that while they might not know “where the bottom is” they’re fairly confident that the bottom already fell out.

Second, many buyers have accepted reality relative to their own properties and are now willing to make informed buying decisions.  While selling high and buying high felt better, it’s effectively the same net event as selling low and buying low.  Much like the stages of grief, however, getting to that acceptance of reality just takes time.  You could argue that it took the marketplace the better part of 4 years to reach an general acceptance of the reset in values. That acceptance has allowed them to leverage the marketplace’s opportunities – freeing them up to move forward with their lives.

Prices, rates, selection, certainty, and acceptance are all aligned in your favor and buyers should be having the time of their lives.  The stars are aligning and our sense is that Oldfield is going to have a strong 2012.

Spring in the Lowcountry

Spring is back!  70’s and Sunny has been the norm for a number of weeks now; and with a few exceptions should hold relatively constant until the warmer summer months arrive.

With the warm weather, those looking to leverage current market conditions and enjoy the benefits of ownership have returned as well.  Oldfield, in particular, has seen steady sales activity through February and March.  With 12 properties either sold or under contract, Oldfield is off to a great start in 2011!

“One of the only structures in Bluffton that was not burned by General William T. Sherman during the Civil War, the Church of the Cross is a Gothic Revival-style house of worship originally designed by Edward Brickell White, a prominent Charleston architect, in 1853. After construction was completed, the church’s first service took place in July of 1857.

Located at 110 Calhoun Street, this historic house of worship overlooks the scenic May River and is home to an active congregation. Over the years, the Church of the Cross has survived hurricanes and wars, attracting new generations of worshipers for more than 150 years.

Bluffton’s Church of the Cross, which has included on the National Register of Historic Places since 1975, features heart pine siding, a cruciform interior, cathedral ceilings and pink glass imported directly from England. Fanned arches with a look of palmettos top its mullioned windows that are framed by latticed shutters.”

Any Given Saturday

When it comes to predicting the future, our crystal ball is in the shop!  Having said that, we have a number of useful tools that help us anticipate the trajectory of a given real estate market.  Most notable of those tools, is the pending home index.  Pending sales represent properties that are under contract and are scheduled to close in the future.  In an encouraging sign that the positive momentum of 2010 is carrying over, January 2011 pending home sales in the Lowcountry were UP 33.5% over January 2010 pending home sales!  The market is moving!

Per the photo above, the new Lowcountry cottage series by Breckenridge Builders is coming along wonderfully.  We anticipate the first two homes being completed this April!  The quality of these homes reflects a tremendous commitment to authenticity and a careful attention to detail.  Prices will range from $429K to $489K for the first four homes overlooking Arrowhead Lake.
